Overview:
The
links and pages provided here are intended to illustrate and document the
development review process. Information provided here is principally
related to
Title 18 - Zoning Code, however, information is also provided
regarding related code provisions such as
Title 17 - Annexation and
Title 16
- Subdivision of Land.
Information is also provided regarding
the Development Review Team which is
comprised of the City's professional staff. The DRT is charged with
reviewing development applications and making recommendations to the
Development
Services Director, the
Planning
Commission and the
City Council
who make final decisions regarding specific development
applications.
An overview flow
chart is provided to illustrate the major steps and decision points
associated with the development review process. This chart is intended
to only provide a generalized view of the process. More detailed flow
charts are provided within the links to application forms and checklist
links. These detailed flow charts provide more information regarding
review authorities involved in recommending and approving the various
applications, as well as variance or appeal procedures associated with
specific applications.
Project
Check-in Procedure: The Current Planning Division has established
a project check-in and initial review procedure to ensure the completeness
of projects and help speed the review process. Development
applications and submittals are due each Tuesday by noon. That
afternoon, the Current Planning Administrative staff and DRT members review
applications and submittal packages to make sure they are complete and
contain all of the required information. If applications are found to
not be complete, the applicant is notified quickly and must then revise and
resubmit their application. By ensuring that the submittal is complete
when submitted, this step avoids the delay of the project going through a
complete review cycle before being found to be insufficient.
Applicants have the opportunity to quickly revise and resubmit their
submittal. |
